Example

Key terms to agree before signing
- Monthly rent and the due date
- Security deposit and when it will be returned
- Yearly rent increase, often 5–10%
- Notice period for both sides
- Who pays utility bills and maintenance
- Number of people living and any sub-letting rule
Stamp paper and witnesses
Print the agreement on stamp paper of the right value for your province, get it signed by both sides and two witnesses, and attach copies of both CNICs.
Tenant registration
In many cities landlords must register tenants with the local police, often online through the provincial police service. Do this when the tenant moves in.

Frequently asked questions
Why 11 months?
Many agreements in Pakistan are made for 11 months and renewed. Longer agreements may need registration and higher stamp duty — ask the registrar.
Do I need to register the tenant with the police?
Yes. In Punjab and most cities the landlord must register tenants with the local police station or online (e.g. Punjab Police tenant registration).
Is this legally valid?
It is a general template. For high-value or commercial leases, have a lawyer check it.
Can I change the terms?
Yes. Edit any clause before printing so it matches what both sides agreed.
Who keeps the original?
Make two originals, one for the landlord and one for the tenant.
