Property Tax Calculator Islamabad

Work out the government charges on buying or selling a house, flat or plot in Islamabad: the FBR advance taxes 236K and 236C and the Islamabad Capital Territory stamp duty.

How to use the Property Transfer Tax Calculator

  1. Enter the property value - use the FBR or DC value if it is higher than the price.
  2. Choose whether the buyer and seller are filers.
  3. Check the stamp duty for your province and add registration or society fees.

Formula

Buyer: 236K = value × (1.25% filer, or 10.5% / 14.5% / 18.5% non-filer) Seller: 236C = value × (2.75% filer, or 11.5% non-filer) Stamp duty = value × provincial rate

Charges in Islamabad

  • Buyer (236K): 1.25% for filers; 10.5%, 14.5% or 18.5% for non-filers depending on value
  • Seller (236C): 2.75% for filers, 11.5% for non-filers
  • ICT stamp duty: the Finance Bill 2025 set it at 1% of the value for filers and 2% for non-filers, down from 4%. Confirm the current rate with the ICT registrar before paying
  • Registration and CDA or society transfer fees: extra, and they differ by sector and housing scheme

Filer or non-filer in Islamabad

A non-filer buying a Rs 1 crore flat in Islamabad pays Rs 1,050,000 under 236K instead of Rs 125,000, and a higher stamp duty too. Becoming a filer before the transfer saves far more than it costs.

Which value is used

Tax is usually charged on the FBR valuation or DC rate of the property, or the declared price if higher. Check the latest FBR valuation table for your area before you budget.

Filer or non-filer

Non-filers pay much higher rates on property transfers. Becoming a filer before buying or selling can save lakhs on a single deal.

Frequently asked questions

How much tax do I pay on a Rs 1 crore property in Islamabad?

If both parties are filers, the buyer pays Rs 125,000 under 236K plus stamp duty, about Rs 100,000 at 1%, so about Rs 225,000 plus registration and transfer fees. The seller pays Rs 275,000 under 236C.

What is the stamp duty in Islamabad?

The Finance Bill 2025 cut Islamabad stamp duty to 1% of the property value for filers and 2% for non-filers, from 4% before. Confirm the rate in force with the ICT registrar.

Are 236K and 236C the same in Islamabad as in Lahore?

Yes. They are federal FBR taxes, so the rates are the same across Pakistan. Only stamp duty and local fees change.

Which value is used for property tax in Islamabad?

FBR uses its own valuation table for each sector, or the declared price if that is higher. Enter the higher value in the calculator.

Do overseas Pakistanis pay non-filer rates in Islamabad?

Non-resident Pakistanis have a separate facility and are not charged the non-filer rates. Check the documents needed with FBR.
